How Design and Build Chiswick
Works?
An overview of the services you offer and how they will benefit the visitor.
First step: Initial Visit
Before we can provide a quote for a renovation, house extension, or loft conversion, we need to visit your property. This visit allows us to determine if your property is suitable for the desired work and to identify any potential opportunities you may not be aware of.
For example, we can assess whether your loft is suitable for conversion or if the wall you want to remove is load-bearing. Additionally, if you have a party wall, we can offer guidance and advice about necessary notifications and permissions.
During the visit, we’ll answer all your questions, discuss your ideas, and then create a roadmap and a rough quote for your project.
Second step: Architectural Plans Drawing Stage
If you’re planning a house extension or loft conversion, you’ll need the expertise of a house extension designer to create your plans. As a construction company led by architects, we manage this process in-house, saving you the hassle of finding an architect on your own.
Our architects assist with the design, planning, and oversight of your project. They know how to optimize light and space in your home, guiding you seamlessly from the drawing stage to the design and build phase.
Our architects work closely with you to develop ideas that align with your vision for the project. They also help you avoid costly mistakes during the design phase.
Third Steps: Second Visit Drawing Explanation and Time to Reflect
Â
Once the drawings are complete, you’ll have the opportunity to review everything and make any desired changes. This is the optimal time for adjustments, as modifications can become costly once construction begins.
Your design and build architect will discuss how you intend to use your space and your lifestyle preferences. The more detailed you are about your vision, the better, as the architect needs to translate your ideas into the design accurately.
Fourth Steps: Planning Application Permission
If your project requires planning permission, we will handle the application process on your behalf. This includes:
Filling out the necessary application forms
Attaching additional information, such as drawings and plans
Clearly outlining the project details for the planning officers
The planning department will then review your application and make a decision. This process typically takes around 8 weeks from start to finish.
Fifth Steps: Structuration Calcul
Now it’s time to conduct the structural calculations, and we provide you with our in-house dedicated structural surveyor for this task.
A structural engineer, who specializes in building structures, performs these calculations and works closely with our architects.
Their role is to ensure that any building work adheres to the necessary regulations and standards for safety. All buildings must withstand certain changes, and the engineer ensures that the proposed modifications are structurally sound.
The structural engineer will review the plans in detail. For example, they will confirm that appropriate support is in place after the removal of a load-bearing wall. They may also recommend suitable materials for the build.
